Do I need an EICR to rent out a house in Horsham?

Yes. Every privately rented home in England needs a satisfactory Electrical Installation Condition Report before a new tenancy starts and at least every five years after that. You must give the tenant a copy within 28 days and the council a copy within seven days if they ask. Horsham district has one of the fastest growing rental markets in West Sussex, with around one home in seven now privately rented, so we do a lot of landlord reports here. What happens if I let a house in Horsham without an EICR?

Horsham District Council can serve a remedial notice and fine landlords who do not comply. More to the point, an unsafe installation is a risk to your tenant and your property. A report every five years is cheap by comparison.

Does a new build in Kilnwood Vale need an EICR?

A new home comes with an Electrical Installation Certificate from the builder, which counts for five years from the date on it. After that the property needs an EICR like any other.
